Document Preparation
All landlords will be provided with an online filing system that they will have 24/7 access too. Thus, making it very convenient to access any receipts and other files associated with the property. Also, landlords are provided with 1099 tax forms annually.
Rent collection
Landlords have the option to receive monthly rental proceeds by direct deposit/ACH, so funds owed are received as quickly as possible. Additionally, monthly emails are sent to tenants highlighting payment due dates. Tenants also have the option to pay their rent through their online portal.
accounting
Proper accounting of all cash activity for each unit is provided to landlords monthly. Statements will highlight all expenses and profits associated with the property such as water bills, electric bills, property taxes, license fees, funds received, and amount due to the landlord.
Maintenance
Property inspections are conducted every six months to ensure that the unit is kept up to the landlord’s standards. Contractors are on-hand to access, address, and correct any maintenance issues promptly to provide the tenant with an ideal experience.
